SAP stands for Standard Assessment Procedure, the national methodology used for assessing the energy performance of new-build dwellings, conversions, and extensions. While each nation’s government sets its own regulations and compliance targets, SAP provides the framework for assessing a building’s performance against those standards.
The methodology continues to evolve over time and is expected to be overhauled in the near future — though its core purpose will remain the same.


An EPC (Energy Performance Certificate) is the resulting report from the SAP process. It provides a colour-graded rating that reflects a dwelling’s overall energy efficiency and must be issued for all new-build homes. To achieve project completion, you will need both the EPC and supporting SAP documentation demonstrating compliance with the relevant regulations.


To accurately carry out an energy assessment, I require a full set of available plans, elevations, sections, and details in both PDF and DWG formats, along with specifications for any known construction elements. I use SketchUp for take-off purposes, so SketchUp files are also very helpful if available.


Near project completion, I will also require a completed Developer’s Statement confirming that all works on site match the final construction. Please provide this at least 10 working days prior to handover to ensure it can be incorporated into the programme.


Lead times depend on current workload, project size, and complexity. If you’re working toward specific handover dates or have project deadlines to meet, please let me know, and I will do my utmost to accommodate and bring lead times forward wherever possible.
